Welcome to Our Property To ensure a comfortable and respectful stay for all guests and neighbours, please read and observe the following house rules. Should you have any questions, don't hesitate to get in touch — we're always happy to help. CHECK-IN & CHECK-OUT Check-in from 16:00. Early check-in is subject to availability. Check-out by 11:00. Late check-out must be approved in advance. Failure to vacate on time may result in a fee equal to the daily rate. GUEST INTERACTION & VERIFICATION We enjoy welcoming guests personally. Self-check-in via door code is also available. We may request valid ID and proof of payment upon arrival. ACCESS & FACILITIES Guests have full access to all areas of the property unless marked 'Private — No Access'. You have the possibility to store your bicycles dry and secure at the extra building. MAXIMUM OCCUPANCY Only registered guests are permitted to stay overnight. Unregistered guests will be charged a surcharge of €150 per person per night. Exceeding the maximum capacity of 12 guests will result in immediate termination of the reservation. PARTIES & NOISE Parties and organised gatherings are strictly prohibited. Music must remain at a considerate volume at all times. Violation: €750 fine and immediate eviction. PETS Pets are not permitted on the property. Violation: €250 fine. SMOKING Smoking is strictly prohibited inside the property. Please smoke outdoors and dispose of cigarette ends responsibly. Violation: €750 fine. WASTE & RECYCLING Place bagged household waste in the designated bin at the back door. Separate cans in the provided container at the back door. Glass bottles and jars must be placed in the glass box at the back door. PROPERTY INSPECTIONS Management reserves the right to inspect the property without prior notice. Violations identified during inspection may result in immediate termination with no refund. SECURITY DEPOSIT A deposit is required, based on the length of stay. Additional charges may be applied for damages, cleanliness issues, or rule violations. CHECK-OUT PROCEDURE Please follow the checkout checklist provided in the property. Lock all doors. Smart lock instructions are posted on each door. Close and secure the gate using the provided code when leaving the property. Collect all personal belongings before departure. AMENITIES Two Netflix guest accounts are provided free of charge. Wi-Fi is provided. No refunds are given for connectivity issues beyond our control. LOST & FOUND Items left behind will be stored for 6 months, after which they will be disposed of. CLEANING & MAINTENANCE No daily maid service. Starter cleaning supplies are provided. Please report any broken or damaged items immediately. Missing or damaged items may be claimed through the booking platform. PARKING 5 parking spaces are available, secured behind a private gate. Access via gate code provided at check-in. GENERAL CONDUCT Do not flush paper towels, tampons, or any items other than toilet paper. Dishes must be loaded and run in the dishwasher, or washed, before check-out. No fireworks or illegal activities of any kind. Violations result in immediate termination of the reservation. REPAIRS & REPLACEMENTS Report any maintenance issues or appliance faults promptly. No refunds are issued for non-essential appliance failures. SECURITY For the safety of the property and vehicles, always lock doors and close the gate when leaving or overnight. By completing your check-in, you confirm that you have read and agree to all house rules. Violations may result in charges, eviction, or cancellation without refund.
